Terms & Conditions

1. Services Provided

1.1. WeDo Property Inventory offers the following services:
   - Inventory Check-In Report
   - Mid-Term Inspection Report
   - Check-Out Report
   - Commercial Property Inventory
   - Inventory Only Reports
1.2. The specific service will be agreed upon in advance with the client according to their needs.

 

2. Booking and Payment

2.1. Bookings may be modified up to 24 hours in advance without penalty via phone or email. Changes made within 24 hours of the appointment are subject to availability and may incur additional fees.
   - All bookings will be confirmed by email, with a follow-up telephone call on the day of the appointment to confirm the booking time.
2.2. Cancellations or no-shows within 24 hours of the appointment will not be refunded.
   - A no-show is defined as the client’s absence 15 minutes after the scheduled appointment time.
   - In case of late arrival, a fee of at least £40 will be charged starting 15 minutes after the appointment time if the client has informed the team in advance.
2.3. Payment for services is required upfront via our secure online payment system. WeDo Property Inventory reserves the right to restrict access to any reports not fully paid for within the required timeframe.
2.4. Services are provided Monday to Friday, between 08:00 and 18:00. Any special circumstances outside of working hours or on weekends must be arranged in advance. We accept bookings at short notice and strive to meet appointment times to suit the client, subject to an additional charge arranged in advance.

 

3. Property Size and Furnishing
3.1. The client must provide accurate information regarding the property size and furnishing status at the time of booking.
3.2. If the booking is made with incorrect property size or furnishing status, the client will be charged the difference before the report is delivered. Additional rooms such as bathrooms, conservatories, en-suites, studies, and third reception rooms are charged accordingly.

 

4. Report Delivery
4.1. Reports will be delivered to the client within 2 business days after the appointment via email/online only in PDF format.
4.2. All photographs taken on-site are timestamped.
4.3. Our reports are legally binding and detailed. The report is not a guarantee or an assessment of the safety of any contents or appliances but solely a description of the condition of the property and its contents. Amendments to the inventory should be submitted via email to WeDo Property Inventory within 5 days.

 

5. Keys Handling
5.1. Keys must be delivered at the property on the date of the appointment.
5.2. If key collection by WeDo Property Inventory is required, arrangements must be made in advance.
5.3. Key drop-off must be arranged in advance, including providing the full address and name of the responsible person.

 

6. Signatures and Report Finalization
6.1. Tenants must sign and date every page of the inventory to corroborate the condition report. WeDo Property Inventory clerks have full public liability and professional indemnity insurance.
6.2. For check-in or check-out reports, if the tenant or responsible person refuses to sign, WeDo Property Inventory will still finalize and deliver the report, noting the lack of signature and informing the client.

 

7. Property Suitability for Inspection
7.1. If the property is deemed unsuitable for inspection due to health and safety issues, WeDo Property Inventory will notify the client and reschedule the inspection. Once the property is suitable, the client must notify WeDo Property Inventory to reschedule the inspection within 30 days of the original appointment, or no refund will be issued.

 

8. Special Conditions
8.1. Clients must inform WeDo Property Inventory of any special conditions or requirements in advance of the appointment.
8.2. Suitable parking must be provided by the landlord, agent, or tenant for any WeDo Property Inventory agent attending to provide services.
8.3. For properties within any congestion zone, an additional surcharge of £20 is payable to WeDo Property Inventory.

9. Denied Entry
9.1. If the tenant or resident denies entry to our team on the day of the appointment, WeDo Property Inventory will not be responsible and will inform the client. No refund will be provided.

 

10. Access and Data Authorization
10.1. By hiring our services, clients grant WeDo Property Inventory full authorization and access to the property.
10.2. Clients authorize WeDo Property Inventory to take photographs and collect details and personal data as necessary to complete the report.
   - All documents and digital photographs are PDF scanned and stored for reference, allowing the client to access all original signed documentation at any time.
   - All documents and photographs are kept strictly confidential and used solely for internal purposes. No information is provided to outside or third parties and is only accessed by WeDo Property Inventory employees.

 

11. Exclusions
11.1. Loft areas will not be inspected unless suitable access is provided and prior agreement is made with the landlord.
11.2. Cellars will not be inspected unless suitable access and lighting are available and prior agreement is made with the landlord.
11.3. Lights are checked for working order, not for electrical safety.
11.4. Appliances are checked for working order and cleanliness, not for safety.
11.5. Rooms without easy access or any locked storage areas will not be inspected.
11.6. There is no requirement to ensure that furniture items comply with fire safety regulations.
11.7. Faults with windows and doors should be reported directly to the landlord or managing agent. It is not the responsibility of WeDo Property Inventory.
11.8. All alarms within the property are noted as untested. This is the responsibility of the landlord or managing agent.
11.9. No furniture will be moved during the inventory. All items within the property will be noted for presence and condition only.

 

12. General Provisions
12.1. By booking our services, clients agree to these terms and conditions, ensuring a clear and mutual understanding of the service expectations and responsibilities.
12.2. These terms and conditions are governed by and construed under the laws of the jurisdiction in which WeDo Property Inventory operates.
12.3. Any disputes arising out of or related to these terms and conditions shall be subject to the exclusive jurisdiction of the courts in the relevant jurisdiction.
12.4. WeDo Property Inventory reserves the right to modify these terms and conditions at any time. Clients will be notified of any changes via the email address provided at the time of booking.
12.5. If any provision of these terms and conditions is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.
12.6. These terms and conditions constitute the entire agreement between WeDo Property Inventory and the client regarding the services provided and supersede any prior agreements or understandings, whether written or oral.
12.7. All defects and damages are duly noted in the report and will be acknowledged by both parties before the move-in date or on the date of the move-out.
12.8. the landlord or agent doesn't need to be present during the inventory process, but it is best practice for the tenant to be present to advise us of any concerns and point out any defects within the property.
12.9. As it is not a legal requirement for the tenant to be present during the inspection, a 5-day grace period is generally offered for the tenant to review the report and test all appliances. If any issues or defects are not reported within 5 days, the report is deemed correct and accepted by both landlord and tenant.
12.10. We offer an independent and reliable detailed report for your home or property. We provide check-in and check-out inventory services across Greater Manchester and Merseyside.
12.11. We provide inventory services to a wide range of clients, including private landlords, letting agents, housing associations, councils, and commercial clients.
